Q&A with Owner, Lilian Garcia

Give a high level overview of your business. What products or services you offer, where you're located, etc.
Brian Seyferth & Associates (BSA) is a full-service, multidisciplinary Engineering firm that was established in 1988 by Brian Seyferth. In January 2024, Brian Seyferth retired from BSA and the company was acquired from a long time employee and his wife, Luis Cocha and Lilian Garcia. The company still operates as BSA however, it is currently going through a rebrand and will soon be named Garcia Cocha Engineering (GCE).

BSA/GCE works with design professionals, property managers, owners, insurance companies and related industry professionals who represent a wide variety of clients. In house, we provide mechanical and plumbing engineering. The primary work done by BSA/GCE is HVAC design and improvements which include: developing construction drawings, schematic designs, heat load study reports, equipment evaluations, investigation reports, record drawings, water tap reports, and more. We have partners who assist in electrical engineering design and structural engineering.

We are located in downtown Littleton however our work can expands outside the state of Colorado.

What inspired you to step into the world of small business?
Our biggest inspiration to own this small business was flexibility and family. Although it sounds counterintuitive to be a business owner and have time to do anything else outside of the business but that is ultimately what out goal is in the future.

How long have you been in your industry and what do you love most about your industry?
Luis Cocha is a licensed Professional Engineer who has been in the industry for about 10 years. What Luis loves about this industry is how he can help improve spaces for everyone. This industry is not only vital for comfort but also for critical spaces such as doctor and vet offices.

How did your journey lead you to Colorado Enterprise Fund?
When we learned about the possibility of acquiring the company, the first thing we did was look for a financial institution to give us a loan for the down payment of the company purchase. We were turned away from several banks, however, the Colorado Enterprise Fund was waiting for us with open arms.

How did you find out about CEF?

We learned of CEF through word of mouth. A friend mentioned to us about the program and we decided to take our chance.

What was different about working with CEF compared to other lenders?

The difference was that they made it happen, they worked with our situation and gave us options and that is what was different. All other institutions just looked at one thing, lack of experience, and turned us away.

What were you able to do with the funding you received from CEF?

With the funding, we were able to put a down payment to acquire the company from Brian Seyferth and become the new owners.

What's on the horizon for you and your small business?
Our ultimate goal is to become a one stop shop for Mechanical, Electrical, and Plumbing (MEP) jobs. This is a typical package deal in our industry and we understand the value it brings for our clients having to only work with one company instead of 2 or 3.

Have you worked with our Business Navigation (coaching) team?
Yes.

What difference has working with them made for your business?
They are currently assisting us with rebranding. It has been very helpful to push this through and work towards a finish line.

What is something you're looking forward to in the next 3-6 months in your business?
Looking forward, we are excited to rebrand and work towards becoming an MEP company. We are excited to bring our clients the same, or better, quality work and increase our exposure through giving back to our communities and clients.
